How long does crawlspace encapsulation last

Crawlspace encapsulation entails installing a vapor barrier in a crawlspace to prevent moisture from seeping up through the ground and collecting in the crawlspace. In some cases, additional components may be installed, such as a dehumidifier and a sump pump, which, respectively, keep humidity levels low enough to prevent mold from forming on the floor joists, and remove standing water that collects underneath the vapor barrier. Different crawlspaces can have vastly different conditions based on how large or small they are, what type of soil they sit atop, and how high the water table is in that area. How long crawlspace encapsulation lasts can depend on these conditions and whether or not a dehumidifier and sump pump were installed along with the vapor barrier.

There are also different thicknesses of vapor barriers, ranging from 6 mil up to as much as 20 mil (Note: in this case, “mil” is not an abbreviation for millimeter, but a separate unit of measure; one millimeter is equal to about 39.27 mils). The thickness of the vapor barrier can affect how long the encapsulation lasts, or at least how long the company that installs it will guarantee it. Likewise, if an underlayment is installed beneath the vapor barrier, a longer warranty may be offered. Generally speaking, most companies will offer a warranty of between 15 and 20 years for a typical crawlspace encapsulation project. However, if the humidity levels are controlled and no catastrophic events such as flooding occur, a properly encapsulated crawlspace can last for more than 20 years.
