How Often Should You Have Your Foundation Inspected

Much to the chagrin of uber-prudent homeowners, there is no one-size-fits-all rule for how frequently you should have your foundation inspected. And, being that much of your foundation is out of sight and not easily accessible, the last thing you want to do is pay for an expensive and invasive inspection, only to discover that everything is performing exactly as it should. The best thing to do, then, is to keep an eye out for the following common red flags that may indicate something is amiss with your home’s foundation.

Cracks

If you notice cracks in your walls or ceiling, especially stemming from the corners of doorways and windows, this may be an indicator that your foundation is shifting. Likewise, if you do have any such cracks and you notice them getting bigger, it’s best to call a foundation repair company right away as this may suggest serious foundation issues.

Doors

Another common sign of foundation problems is when your doors are not opening or closing properly. In particular, if a door won’t close all the way because it’s catching on the lintel (the top edge of the doorway), this may mean part of your foundation is sinking. Similarly, if a door closes, but there is a gap between the top of the door and the lintel that wasn’t previously there, your foundation may be sinking.

Poor Drainage

Poor drainage in your yard, especially close to your home, can be cause for concern because, even if you don’t currently have issues with your foundation, this can cause problems to develop. As groundwater collects around your home, it can exert hydrostatic pressure on your foundation which can cause cracks in the concrete and may lead to water infiltration as well as structural damage such as sinking or shifting.
